Ha Noi land pricing to rise by up to 25 percent

new land price frame will come into effect at the beginning of next
year, according to an official at the Ha Noi Finance Department’s
Pricing Division.
Head of the division Phung Van Tien said that the maximum price of land would rise by 25 percent.
“The new frame is calculated based on recent land development,” he says.
The announcement has led to a surge in the amount of applications for land-use certificates this month which has in turn put mounting pressure on the housing department.
The Ha Noi Department of Land and House Registration says it is receiving 200 applications per day, twice the usual number.
Head of the pricing department Ngo Trong Khang says these applications apply to all types of transferring land use rights, mortgaging and paying land registration fees.
Also, according to initial statistics from the Ha Noi Department of Natural Resources and Environment, three have been around 43,000 applications submitted to be solved under the Government decision 61 on selling State-owned housing. That is three times more than last year.
Adding oil to the flames is the approaching deadline for completing procedures before selling houses under State management.
Experts forecast that the department would see an additional 20,000 applications pile up in the last few days of 2007 and there would be no way they can all get processed in time.
“All files accumulated in 2007 will be listed at the tax department. We will use the old price for those files if they fit requirements,” Khang said.
